BOULDER PROJECT

So the Boulder venture [see more here] .....lot's of questions and updates.  It is so hard for me NOT to get emotionally attached to projects and this one is no exception.  The problem is this house was bought to renovate and sell so profit is key!

Things you might want to do have to be weighed carefully because of that factor.  And...well the "B" word is always lurking.  Having to decide where to add the "WOW" takes a lot of thought.

The truth is.... appealing to women [because they seem to be the ones that hang out at home more] goes to the top of the list!  Kitchens, master baths and laundry rooms gotta shine:)

This house is very traditional as you saw but I think adding a little modern will make it more appealing.  Let's start with the custom stair railing  [done by Atomic Forge and Welding in Boulder].  Unfortunately the stairs are not hardwoods so there will be wall to wall carpet going up.

I discovered this on Pinterest....

After some searching I found it [Tuftex/ Victoria Falls] and within my budget!

It reminds me of this stair runner I used years ago [ a very expensive wool] and still get emails about how to find it!

For the mudroom/laundry room I found an inspiration photo....

So the planking went up....

And it will be painted BM Wrought Iron with an Ikea shelving unit for storage.

The sink and faucet from American Standard

This  Quoizel light fixture from Build.com
And....last up I have been working on a staging  floor plan for the family room off the kitchen!

Here is my inspiration from Studio McGee

I love how modern and traditional this room feels at the same time!

My interpretation on a budget......

1. Gloucester Leather Sofa: 573.51
10. Side Table

Everything but the pillows came to 3,754.05 and of course we all know those could break the bank....at around 1500.00!

Here is the thing about staging furniture....it has to be cheap [duh] but not heavy cause there is always lots of moving it around:)

Last update...a better picture of the painted brick

Here are the paint colors I found on Pinterest...BM Classic Gray looks very white when painted on a whole house.

Hope you guys enjoy keeping up on these projects with me!

Have a great weekend.....

It's going to be so beautiful. I only staged a home with all brand new furnishings (and some vintage - from my own home -ha!) once for a flipper. So much work! But luckily the buyer of the home purchased most of the furniture. Even a garden cart that I pulled from the trash and quickly whitewashed to use as an end table. She made the comment "I really have to have that". Just wondering if you'd want to tell your client to mention that the furnishings are included for a separate fee also. Saves your team time and work from moving the furnishings back out of the house. I can't wait to see more of this home.

I truly appreciate you sharing the details of your projects, Sherry! Your ideas give me guidance on how to enhance my desperately needed style makeover -- w/o a designer ...

Gah I could use that laundry room. The planking, the tile, the sink! Obsessed.

I just installed that Tuftex herringbone carpet up my three flights of stairs and in our master bedroom in the pretty grey colorway in our new home in Newport Beach. I love the way it turned out! A bonus, it is soft under bare feet and stain resistant. My husband said 'no' to sisal carpet and after an exhausting search discovered this new line that I think is made here in California. I look forward to seeing how you use it in your newest project in Boulder!
