PROJECT BOULDER BEFORE AND AFTER PART 2






I am beyond humbled by the support in your comments.  You can't imagine how much they all meant to me.  I will share soon but right now it is just too raw to put out there and I don't trust myself not to over share.

There is comfort knowing that people care....especially in a world where there is bullying and meanness all over the internet.

As promised here are some before and afters of the Boulder flip.  This project took 6 months to complete as some rooms were reconfigured.

Today it's all about the laundry room which is pretty epic if you have a small space like I do in my home.

As per blogger regulations....we start with  before:)


You can see it was already a nice large space!


Some of these were taken from the listing as I had to leave and I only had my iPhone with me anyway!


We decided to add the utility station where you can was a dog, or kid :).....or bike shoes.....

I think the floor tile came from Floor and Decor and the overhead lights came from Rejuvenation.  The rugs is old from Target outdoor collection and after extensive searches everywhere we found the folding table at Ikea.  It was a pub table but we cut the legs down!  A deal at 149.00 [or something like that].


When they renovate a house they always put in new W&D and appliances.  The shelving brackets are custom and the shelves are butcher block from Ikea.

Here is a close up of that folding table!!  It already had that black detail on the braces.

I believe that bench came from Overstock a few flips ago.  Of course the accessories on the shelves came from Homegoods.

We also found that shelf unit at Homegoods....

Here is the before of the other direction.  The room on the right had been staged as a bedroom but there was no closet so we staged it as an office.

This Schumacher wallpaper added so much to the space....again we just put it on the one wall.

The Currey and Co rope sconces just looked so cute.  Giddy up.

I covered this cheap little sofa with a skin and picked up the spice colored pillow at Target.

Got the small table at Pier One and the floor lamp at Ikea.  The 3 architectural ladders over the sofa came from At Home.


So there you have it.  Working with what we already had....adding a few new items....but trying to show people without vision.... how cute a house could look right?

There is more....but right now my brain is working at 50% power....my sister has been staying with me and I just can't imagine not having family at difficult times.  Thanks Mom for having 4 kids.....

THIS AND THAT




Well it had to happen....the weekend came to an end.  It's back to work.

I think I mentioned on Friday that my 2 sisters and I put on a shower for my niece who is getting married in August.  We got there early Sat morning to set up [it started at noon] and it was like herding cats....we were all over the place.  Lucky for us my sister in law was there to reign us in and we were lighting candles at 11:45.

Indulge me for a family moment....:)


I went to the flower mart on Friday and put together 12 arrangements that afternoon....note to self....get more greenery.


The colors were blush tones....I did larger arrangements for the head table and some smaller ones for the 4 tops.


We served Aperol Spritz cocktails  and they were pretty good!


Did you know that you can't find pretty paper anywhere?  Nope....not anywhere.
So I got creative and for the menus....


I found a stock photo of flowers and then just did them myself.



I also found blush napkins [12 for 4.99!] and then Sat morning made these cards.....who am I?  Seriously.

I am sure there is a picture of me somewhere but I found this dress at Marshalls for 49.00 [I wanted to match the colors] and wore my trusty white lace sneakers. 



I'm nothing if not concerned about comfort but with style...haha!

In other news....on the design front I was working on some styling at a project....

This is the prettiest butlers pantry leading to the outdoor living and pool area.

This gorgeous window is opposite of the shelves.


On the cooking front.....don't get excited....I use the term cooking lightly.....here is a tidbit for you.

I have posted this before but I feel like you weren't paying attention.



#1.  Trader Joe's salmon.  Cast Iron pan.  No spray.  Season with some sea salt.....etc.



#2. Veggies.  Broccoli, cauliflower, tomatoes and brussel sprouts.  Season with olive oil, sea salt, pepper and what ever your heart desires.

#3.  PUT IN COLD OVEN.....FISH ON TOP AND VEGGIES UNDERNEATH.  Set the temp to broil.

#4.  Set the timer for 20 min.  Do not open the oven.  

#5.  Spread a little of this on the fish! [Trader Joes]



Yummy.

There you have been schooled.

I'll let you know when I start my cooking classes....hahahaha.

BEFORE AND AFTER






Out of desperation [like I needed to sign up for another TV station] I started watching The Handmaids Tale.  I had heard so much about it that I fell to the pressure and whoa.....it's the kind of show that makes you squirm in your seat.....


The acting is SO good and I can see why many of the cast have won awards.  Still......I am only on season one episode 6 and I'm hooked. 

Today I have the last few pictures of the Boulder flip.  The laundry room, and 2 bathrooms.

So....this was a mess.  You can see on the right hand side that the HVAC was smack dab front and center in the room!  The door leads to the garage and the opening on the left is just a storage area.  While the green paint is lovely.....

Here is the listing picture.  A little tile on the floor really helped and some added detail of the vertical shiplap.



All the doors [throughout the house] and trim in the laundry room are painted Benjamin Moore Hudson Bay.

They were hesitant  but I'm tired of gray doors:)

The bathrooms in this house had been remodeled only 2 years ago.  While it wouldn't be something that we would have picked out it seemed crazy to rip them out.  Here is the solution.

Kept the floor on the main level bath. But say bye bye to the vanity and everything else.

Whoa....where to start.

So we kept the shower tile and floors.

A new vanity, coat of paint and lighting really helped to take the focus off the tile.  Thank God....something had to right?  Nice little Target mirror.

Sometimes when you are doing a flip you have to decide where the best place to put your money will be.  I think the fact that it sold in 2 days means not doing a total gut job on the baths was the right decision.

This is the hallway going up the stairs to the master and den.



And that is the end of the latest flip.  Can't wait for the next one!

The countdown in on....16 days until I cross the pond and head to Casablanca.  You will probably get tired of hearing me blab on about this.

Oh yeah one more thing.  As you know I am not very ambitious in the kitchen but somebody told me about this.....I tried it and....yummy!



Take a cast iron pan and spray the bottom.  Put a piece of salmon in it [I used the Trader Joe's salmon].  Season...I used squeezed lime, sea salt, pepper, chili lime seasoning and threw a few capers on it.

Put it into a cold oven and set the temperature to broil and the timer to 20 min.  whoa. perfection.

So the first time I used the regular setting and it needed 5 more minutes.  The second time I used the "convection" setting and kapow....perfection.

This is probably a "thing" and there is some 
eye-rolling out there while thinking....DUH
