PROJECT BOULDER BEFORE AND AFTER PART 2

I am beyond humbled by the support in your comments.  You can't imagine how much they all meant to me.  I will share soon but right now it is just too raw to put out there and I don't trust myself not to over share.

There is comfort knowing that people care....especially in a world where there is bullying and meanness all over the internet.

As promised here are some before and afters of the Boulder flip.  This project took 6 months to complete as some rooms were reconfigured.

Today it's all about the laundry room which is pretty epic if you have a small space like I do in my home.

As per blogger regulations....we start with  before:)

You can see it was already a nice large space!

Some of these were taken from the listing as I had to leave and I only had my iPhone with me anyway!

We decided to add the utility station where you can was a dog, or kid :).....or bike shoes.....

I think the floor tile came from Floor and Decor and the overhead lights came from Rejuvenation.  The rugs is old from Target outdoor collection and after extensive searches everywhere we found the folding table at Ikea.  It was a pub table but we cut the legs down!  A deal at 149.00 [or something like that].

When they renovate a house they always put in new W&D and appliances.  The shelving brackets are custom and the shelves are butcher block from Ikea.

Here is a close up of that folding table!!  It already had that black detail on the braces.

I believe that bench came from Overstock a few flips ago.  Of course the accessories on the shelves came from Homegoods.

Just a progress pic....

We also found that shelf unit at Homegoods....

Here is the before of the other direction.  The room on the right had been staged as a bedroom but there was no closet so we staged it as an office.

This Schumacher wallpaper added so much to the space....again we just put it on the one wall.

The Currey and Co rope sconces just looked so cute.  Giddy up.

Just for context....the whole wall opposite the W&D.

And real estate pic of the room set up as a bedroom.

These are the listing pictures as I just could not get good shots of this room!
Desk, rug, and art from Overstock.  Office chair from World Market

I covered this cheap little sofa with a skin and picked up the spice colored pillow at Target.

Got the small table at Pier One and the floor lamp at Ikea.  The 3 architectural ladders over the sofa came from At Home.

So there you have it.  Working with what we already had....adding a few new items....but trying to show people without vision.... how cute a house could look right?

There is more....but right now my brain is working at 50% power....my sister has been staying with me and I just can't imagine not having family at difficult times.  Thanks Mom for having 4 kids.....

Love you guys....

KITCHEN RENOVATION

I have 2 bathrooms and 1.5 kitchens in the works.  The .5 is just new countertops and lights but that still counts right?

The other kitchen is the subject today and it is one I did in 2006!  Actually it was a whole house renovation at the time.  Lisa Mowry remember this one?

I think it's kind of amazing that it is still relevant today.....although they are ready for a new look!

I had to take these from the magazine it was published in!

White with subway tile and wood accents....along with shaker cabinet doors which are so popular now!  Damn how did I know all that....ha ha.

The real problem was the columns which were purely for looks.....not structural.....not really sure why we did that!  It was time for them to go.

Here are some of the things we are addressing.....

We are cutting the island down to counter height and bring it out 12" so it can be a functional place to dine.

Time for new countertops and painting out the island white.

This new Silestone is hot off the market!  It is called Calacatta Gold and comes in a pretty "suede finish".

New white backsplash.

These cabinets were originally painted SW Creamy so they had a yellow feeling to them.  We are going with BM White Dove [duh my fav]

Here are some progress pictures.....

Since we only needed 2 cabinets it was just as cost effective to build new ones rather than building them up.

We had an electrician come to widen the location of the pendants since the columns were gone....and of course we are changing out the lights!

To these from Rejuvenation.

Shelves are in and cabinets higher.....new doors being made.

As with any renovation project there are always issues.....the guy who came to template the countertops has some doubts about getting them out in this area.....stay tuned!

Changing out the sink [although not sure the new one will fit so stay tuned....crikey] and faucet.....

To my fav Grohe faucet

Here is the original wet bar area.....

Which of course is also getting a facelift!

Took down the cabinets.....adding shelves and changing the backsplash to this....

Pretty huh!

Taking out the sink and cabinet below to add a Scotsman ice maker that makes pellet ice!

Apparently that type of ice is all the rage....who knew:)

I am kind of excited to see this one finished....and lucky for me my clients are so darn chill.....which is kind of important with this kind of renovation.

Let's see if we are still friends when it's all said and done....yikes.

And there you have it....gotta get everything under control before Thanksgiving.

Starting to sweat.

BOULDER KITCHEN #FIELDCOURT

It appears that I am not alone in my quest for the perfect pillow.  I am thinking epidemic.

No worries....I believe there are enough to go around for everyone.....with possible leftovers:)

Today we have some updates on the new Boulder project #fieldcourt.  This is happening at a rapid pace......

When I was out there we discussed the kitchen for hours.  There is a fine line between what you would do if it was your kitchen.....and what you think everyone else will want.

I'll start with some before images just to catch you up....

Here are the listing pictures

Walls came down to open it up.

After much discussion about placement of the appliances there was a last minute change.

As you can see the sink was under the window and the stove top was opposite.  That seems to be the trend in kitchen.....a very symmetrical floor plan.

Similar to this look.

Susan Ferrier

The problem is that this kitchen is pretty narrow and the space between the sink and stove would be a little tight.

So we came up with a new plan....

The island will not have any appliances in it.  The sink stays under the window and the range/hood to the left.

Here are the professional architectural drawings:)

Let's get to the good stuff....

Duh...white....that's a shocker.

BUT.....there is more.

This gorgeous tile from Cement Tile Shop will be the backsplash.  Y'all I worked hard for this decision.  It was like a full out campaign with billboards and air time.

This place has all kinds of goodness....IN STOCK!

These are a couple of my favorites!

Because I love my K7 Grohe faucet we are using the same one....

And these Rejuvenation lights are ordered!

So.....it's looking something like this....

And I am dancing around like a I'm on Soul Train

Over in the butlers pantry we have a microwave and wine fridge in the lower cabinets and open shelves above [with shiplap]....if you scroll back up it is where the fridge is now.

This one should be a stunner.

So as the formula goes....we need some wood in this bad boy to warm things up.

The front of the island will be natural wood.

I'm no kitchen designer but dang I hope this is as good in real life as it is in my head:)

You can see our first thoughts about the kitchen here

So what do you think?

Yawn.....or join me on Soul Train:)
